请问除了living space $/sq ft算房价,院子大小怎么加钱的?
appraisal的时候怎么算的?谢谢

ft.ur appraisal is very unique.
usually it is land+house. in bay area, most value is in the land. house,
depends on new or old, remodeled or not, etc.

land adjustment=+/-(difference in square feet)*$4/sf

不知道这个$4是不是按不同城市而变。。。

when you read listings, they always say $200/sq ft or $400/sq ft, and that's
calculated by the living area only. i guess i'm just asking how much land
is worth/sq ft then. yuzi's number should vary by city for sure, but it does
give me some idea. thank you both:)

i looked at three appraisals, 2 from hayward and 1 from fremont. each with
three comparables. the adjustments are rather small, i.e. a 5000sf lot from
a 6000 sf lot, adjustments is -$4000. the $4 unit cost is consistent in all
three appraisals.

another more significant adjustment is the condition adjustment. looks like
just a number they throw in by experience though. so, the cost is still
mainly by sq ft of living space.

我觉得好学区大院子还是挺值钱的,奇怪怎么估价的时候算不上去。
