快要填税表了，算了一下账。请容许我得瑟一下：
2007年的SFH，2221sqft, 4br/4bath, 2 Car Garage, 当年售出价$335,000。2009年Foreclosed。俺2010年夏天以$114,000买入。Close之后3周租出。
Downpay 20%: $22,800
Closing Cost: $3,650
Rent Income: $1250/month
Monthly Business Expense:
Mortgame payment: $469 (俺的利率是4.625）
Property Tax：$108
Insurance:$31
HOA:$44
Home Warranty:$35 (俺一咬牙买了个贵的，不过大半年了一次都没用过）
Property Manager's commision: $100 (8%)
Net Income: $463/month
Yearly Return: $463*12/($22800+$3650)= 21% (Tax Free!!!)
事实上，俺是投资盲。买这个房子，完全是跟同事的风。买之前没作啥Research， 不
过现在看来还是挺不错的投资。整个买房租房的过程也一点都不麻烦---从下Offer到房
子租了大半年，我只开车去过Vegas一次。那些个零零碎碎地事情都是Realtor和
Property Manager搞定的。 每个月月初Cash房租支票时，俺才会想起来：哦，原来俺
还有一个房子在Vegas，哈哈。对于我一个不炒股的人，这个Return我已经很知足了！
最爽的是：俺把每个月的Cell Phone, Internet什么的全算成business expense, 刚刚
买了个LED大电视，也打算写成business Expense, 再加上房子depreciation的那一部
分，赚得那些钱基本上不用交税啦。 |

苦口婆心说了这么多
带infant很辛苦的，睡眠质量下降，数量也在减少，如果是全职带小孩还好一点

谢谢 有时就是晚上要睡时有事 弄完 大脑还很兴奋时 怎么也睡不着 滚来滚去 还手机

时候就没时间睡。

那公司用的是SPRINT还是ATT 还是什么样的网络 是3G的吗 我现在用的才十元的PLAN都
觉得速 度不错
你在家可以装个无线路由 用WIFI上

我记得你是METROPC的 这些小公司 都是借大公司的网络线路的 他们不可能用自个网络
电信是垄断性行业 要不这样下去 一家独大 就不得了了
