标 题: NJ attorney review的条款

在NJ买房,contract签了,在attorney review中,卖家的律师加了几个条款,其中有
一条是
buyers might not cancel the contract for, and the seller shall not be
obligated to repair or replace, cosmetic defects, non-material defects or
items which are working but are at or approaching the end of their useful
life. Seller shall have the opportunity to repair any defects before buyer
may exercise the right to terminate.
这是普通的条款吗?我觉得non material 是主观的,seller觉得是non material
defect,buyer可能觉得是material defect,有这个条款的话,seller不修的话,我还

这条款很不合理,完全倾向卖家,在哪个地区?这律师有问题。
