收到了broker 的FTE。 purchase price 725k。 10月中close。
109 Property Tax Reimbursement to Seller if any to Seller, $5800 (说是
seller 已经付了8/12 到8/13年的地税, 所以我们要把10月中到8/13的地税退给
seller)。
800 ITEMS PAYABLE IN CONNECTION WITH LOAN:
801 Loan Origination Fee to GMH Mortgage Services LLC, $1,291.31
804 Appraisal Fee to Other, $400.00
805 Credit Report Fee to Other, $40.00
1100 TITLE CHARGES:
1103 Owners Title Insurance to Other, (0.281% + $150.00), $1,323.00
1104 Lenders Title Insurance to Other, (0.488% + $450.00), $2,485.00
1113 Endorsements & CPL to Other, $275.00
1200 GOVERNMENT RECORDING AND TRANSFER CHARGES:
1201 Recording Fee to Other, $285.00
1204 City/County tax/stamps to Other, (1.250% + $0.00), $9,081.25

觉得这closing cost 不低呀。 大家说说哪些地方不是很合理, 哪些地方可以节省的
。 不可能指望seller 给credit 。

而且是哪里把一年的地税都先收了。想起了让子弹飞里面的桥段了。

- All other parts other than 0800 and 1100 are Taxes, government fee or
Prepaid items. As long as your broker is not a scammer, you won't be able to
avoid any Taxes or government fee. It's only a question if there is any
need to pre-paid entire year of property tax or not on 1006. It seems the
seller paid property tax once per year as well. You may ask on this part,
but you will need to pay those money sooner or later anyway.
- Items in 800 and 1100 are really your FEES. You can shop around to see if
there could be a better deal. Some broker may give you a deal for $0 on
those 2 areas... Certainly, they will make the money back on higher interest
rate. (At least I got $0 fees on those 2 parts for my refinance. My
interest rate was about 0.125 higher than my friend who has to paid those
fees.)
- Be careful on the Title Insurance part if you are shopping for a new deal.
There are chance that Title Insurance fee to be lower, but it only covers
the Lender by not your money. You need to judge if you want to take the risk
or not. (Not 100% if owner title insurance are required.)
- I am not a broker or attorney... ask some professional for a real
review... I am just sharing my experience... some info may be right.
- $9000 property tax for $725k house sounds very low if you are in NJ....
Your closing looks more like my friend's who brought a house in Staten
Island. I remember they had a high tax on buying, but lower annual property
tax.
