good and now you want to put in an offer:
1. Asking the selling agent, how did he/she submits the offer to the bank.
Some banks can only deal with one offer at a time, and some banks want to
process several offers at once.
2. If the bank can only accept one offer at a time, try to make a low offer
first, but tell the selling agent that you are very interested in the house
and will consider higher counter offer. You need also let the selling agent
believe that you are very interested in the house, have loan pre-aproved,
and is a willing and able buyer. Anyway, you/your buying agent must make
sure the selling agent submit your offer first. FIRST very important.
3. If the bank accept several offer together, you/your agent need to find
out what is the highest offer now, and if it is still in your price range,
then you can offer the highest offer + $100 to $1000.
4. After your offer has been submitted to the bank. Most agent will just
let you wait, which is very wrong. Short sale maybe equals to "make an
offer and forget it" for you, but NOT FOR A GOOD Agent! You/your agent need
to find out which department and actually who is processing this short sale
and build the connection.
5. No bank wants just accept an offer, it need to follow a process to
determine how much the house is worth, or what is the market value, and then
set a minimum amount the bank will take from this house. A good agent can
push the bank during this process, and sometimes, and involve of a 3rd party
will also help.
6. A good agent shall call the bank in regular basis to check the process.
Most time, I heard the result from the phone call to them. It is
understandable, the bank will not call you first to inform the result in
most case.
7. Do not think the bank's counter offer is final. It is alway negotiable in
price no mater who the seller is. Usually, the second counter offer from
the bank is very quick.(because the bank already knows the minimum money
they want back from this house).
8. If the bank accept your counter offer, be prepare to close it within ONE
Month.
