such as period you don't have a tenant,
condo fee, property tax, maintenance cost,
management fee, tax on rental income, legal

such as stocks,money markets?
If I were you,I'll use the marginal rate that makes me happy.
or comparable return you can get from other place under current economy.
alternatively,using cash on cash return works too.

as my personal opinion.
make sure your tenants have good credit, keep your turn over rate low,
