IMO, if you buy a leap put, it sounds like a sure bet
Maybe do like bestrong said, put at the frist sign of weakness.
Anyway, it won't go down all the same time. Some area is stronger like
Boston compare to SV. But when the bad debt and vacancy rate goes up,
this area will crash hard. I think 50% is a fair/modest guess since they
