关键看房子的价位。如果是十几万的,基本上没有。如果是价格比较高,你可以和你的
AGENT NEGOTIATE,找一个合理的双方可以接受的REBATE。
请看看下面的贴子,我在回帖里面有一些更具体的回复。

Please do not feel embarrassed to talk about this at all – The best way is
to go straight and bring about all you want from both parties and try to
reach agreement. The key is to maintain communication channels open
absolutely and never hold anything to yourself. A sincere trust relationship
between an agent and Client is critical for any future real estate
transactions. The best negotiation result any reasonable agent wants to
achieve is win-win for both sides, where Buyer and Agent agree to proceed
and benefit both parties.
When is the best time to negotiate a rebate? It is generally preferred that
this discussion occurs during your interviewing a prospective agent (phone
or f2f). It is advised that this happens prior to your involving Agent for
offer preparation/submission.
There is no hardened truth that an Agent, who offers reasonable rebate, may
be low level and wont provide quality real estate service. The same is also
true that an Agent, who gives no rebate, may not necessarily make you happy
and offer the expected service during your home shopping process.
How much is appropriate of a rebate to be asked? The answer really depends:
Agent and Buyer have their own different angle. The key is that the Society
and each individual have formed somewhat different recognition about what
an Agent does, how much s/he does, and any value addition of their service
to the final transaction.
In US, real estate commission is contributed solely from Seller. Commission
rate is negotiated and stipulated at the Listing Agreement between Seller
and Listing Agent. Generally, the higher the house price is, the lower the
Commission rate is. Typical commission rate is 5~6% of sales price and
shared equally between buyer agent and listing agent. In the greater DMA
area, I have seen that Buyer is able to obtain 1~2% of sales price as rebate
. It is also true that some agents may not consider giving rebate to Client
intending to buy properties below $200K sales price.
For instance, a buyer agent gets 3% commission. His/her broker firm may
charge about $400 processing fee. Then, the agent may obtain 60~80% of the
remaining fund. The ratio an agent can claim out of a successful transaction
is negotiated between Agent and his/her Broker.
