solution is seller destroy/remove that non-permit addition before sale.

without permits and sold as-is. 有违建的房子估价一般会偏低,如果是贷款买的话
,要有多放头款的心理准备。
你如上所说买了之后如果被city发现了有违建,无论是申请,修建,还是扒房就全部是
你的责任了。如果要办permit,先要去city申请,他们会派人来看你的房子是否允许加
建,如果房屋面积占lot size的比例已经没有加建空间了,你就得将违建扒了;如果地
够大但违建的位置不对,比如离property line太近,你也得将违建扒了。如果city看
了后觉得你可以申请,你就得交费开始申请,然后请人画图(几年前的行情大概是$7/
尺)送批,有时候如果牵涉到门框窗框或者地基的安全问题,你还需要请结构工程师。
。。所以很难说申请下来到底要花多少钱,我卖掉过一个房子有大概300尺的违建,买
方后来去申请permit花了大概$25k。 |
