今天终于close了,送包子急问关于洗地毯和duct vent刚查了一下,纠正一下CO detector安装位置的误解。

首次买房,1985年的town house,1600 平方英尺。请了一个网络上评价较好的
inspector,查了2个小时。刚刚收到报告,我把它简化一下列在下面。您们帮我看看有
哪些是必需修的,大概得花多少钱。多谢了!
1. WATER HEATER / VENTING
1.1. Unit is near end of life due to age (existing is 21 years old type,
life span of this type units are 10 to 12 years). Recommend to monitor/
replace.
1.2. Gas line at water heater without drip leg/sediment trap (this type
installation is common for the area/age).
1.3. Seismic straps are too loose.
1.4. Wood cabinet touches vent pipe. A fire hazard. Recommend to remove
cabinet.
2. FUEL SYSTEM
2.1. Gas meter - seismic shut off was not present at the time of
inspection.
2.2. Most of the plumbing pipes not visible at this inspection. Check the
records for any known defects/repairs. Recommend contacting the Gas Company
for a complete inspection of the gas system and associated appliances
before close of escrow.
3. Electrical System
3.1. Unprotected openings at main panel cover noted - safety hazard.
Recommend to cover.
3.2. Painted outlets noted - recommend to replace for fire safety.
3.3. Recommend to have GFCI outlets in all "wet" locations as a safety
upgrade, and to test them periodically.
4. Heating
4.1. Improper sized filter noted (gaps noted). I do not know how long
unit was running with this filter - recommend to have coils to be checked/
cleaned. Have filter replaced with proper sized filter.
5. FIREPLACE / FLUE / CHIMNEY (interior view)
5.1. Recommend further and complete evaluation by a qualified Chimney
Inspector (this is a safety and fire concern).
6. Roofing
6.1. Cracked/ worn mastic at flashings noted. Recommend to re-seal to
prevent leaks. Check with HOA.
6.2. Patching and previous repairs noted to various locations / areas of
the roofing. Check with HOA.
7. Garage
7.1. Door to interior: self closing device need adjustment/repair.
7.2. Recommend to adjust weatherstripping at interior door.
7.3. Door does not latch shut. Recommend to adjust.
8. Interior
8.1. Grout damaged noted next to toilet at Hallway Bathroom. Recommend to
adjust.
8.2. Fogged glass at upper windows noted.
8.3. Windows was difficult to operate, slide rollers worn, other general
common age defects were present.
8.4. Some screens noted missing.
9. LAUNDRY SERVICE
9.1. Laundry / washing machine area without catch pan and or drainage
pipes. Recommend to install if possible to prevent damage when machines leak.
9.2. 20 Amp outlet is recommended at laundry as a safety upgrade.
10. Bathroom
10.1. Hallway Bathroom
• Patches, repairs noted under sink - check the records.
• Sink stopper not fully functional. - have it checked/adjusted.
• Recommend to re-seal at base of toilet.
10.2. Master Bathroom
• Leak noted at pipe connection under sink. Recommend to correct.
• Recommend to re-seal at base of toilet.
• Recommend to have a qualified termite inspector to test the shower
pan for possible leaks.
• Cracked grout noted at shower pan. Recommend to re-grout.
• Recommend to re-caulk at fixtures/ trims/ enclosures as routine
maintenance.
10.3. Guest Bathroom
• Recommend to re-seal at base of toilet.
11. Kitchen
11.1. Dishwasher was not fully functional at the time.
11.2. Oven was not secured to the floor (missing seismic strap/hook) -
safety concern.

自己顶一下,帮忙给个参考意见?今晚就要跟agent谈维修事宜。
另外,我用的 dual agency,刚才她跟我说有一个backup offer,出价比我高一万,建
议我不要在维修上提过多要求,并且要求今晚就敲定维修相关事宜。
各位给个建议以下哪些我应该立场坚定的要求维修。非常感谢!

新手吧?没有人“立场坚定的要求维修”。所谓要求维修,就是为了再砍点价下来。99
%的seller会给你钱让你撤销contingency,没见过seller真修的。但现在人家有backup
offer,如果你是seller,肯定巴不得买主立场坚定的不撤销contingency,退出合同
多赚1万块,笑都来不及。你想想应该开口要多少吧。
顶楼都不是什么问题。也就leak和dishwasher是必须尽快修的,其他都不着急,买下来
基本都可以diy或者不理。repair list当然可以所有都算上要修,开个价而已。不过如
果+1万的offer是真的,seller真没有理由陪你玩下去。你的advantage是先签contract
在手,seller不能单方面退出,但是正想找理由让你退出呢。

都不是多大的事,怎么没说空调啊,85年的房子空调不换的话就不能用了吧
窗户也要换了,有BACKUP OFFER的话,你就啥也别要求了

多谢多谢!就是新手啊,啥都不懂。那您看再砍多少合适?75万的房子。
还有,我是直接和listing agent交易,那她拿双份佣金,怎么对我也是威逼利诱?这
backup是她在我签了合约后再找来的。

空调好像没有那么老,可能有15年吧?inspector没有查到什么问题。
那个water heater有必要换吗?21年了。

这都不是毛病,except屋顶补漏以及bathroom补漏。那两个说明可能以前有大漏,里面
可能有mold.

那个water heater换要4000,不换如果功能正常可以继续用。

更新一下。昨晚和double agent谈,我提到换water heater要4000刀时被鄙视了,当场
打电话给一个什么人,被告知1000刀就够了。于是要求给500刀credit。结果seller拒
绝了。房子还是挺喜欢的,想想还是接受了,早知道就不花钱做inspection。
