The first couple (they want a two year lease, and his credit score is low) -
she works for the National Weather Service as an Administrative Assistant
since 2008. Her score is over 700. He works as an army recruiter and also
gets income from military retirement. His score is below 600 because his
wallet and personal information was stolen in 2012, and he is recovering
from that damage (It was confirmed he intentionally put a fraud alert on his
account in 2012 due to the theft). Neither of them are behind on any
payments. Her income plus his military retirement are 3x the rent, plus he
has income of $600/week as a recruiter. They are in mid-40s, with two
teenage kids under 18. They are married and have no pets.
The second couple want one year lease - his credit score is 670 and hers is
603. He is the owner/manager at Precision Collision Center since 2010 and
makes over 3x the rent. She is a stay-at-home mom and doesn't have an
income of her own. Neither of them are behind on their payments either.
They are in mid-30s, with two kids under the age of 8. They are also
married and have no pets.

没钱交租的时候，你拿他们没办法，注意多久的LEASE你说
了算，写清楚不让养PET，否则扣押金多少，一只猫多少
