我签了后,就给agent发了个邮件如下:

Please make sure you have confirmed your signature on the Docusign document.
The next thing is to make sure you have your money available. Once you
receive the statement from XXX at Lytle Title, you will obtain your
certified check or wire transfer the money. This will happen a couple of
days before closing.
We are just waiting now for the time to come.

我的问题:
1) 我可以问她如何检查卖家是否 按要求 修好了list 上所有项目? 如果没按要求修该
怎么办?
2) Title 公司给我寄statement前是否会有个修理报告?
3) 我没贷款,已经弄好了一个local bank 的certified Check, 剩下的wire 当天就能
到呀,干吗要提前几天wire? (顶多提前一天就够了吧）？
我自己列的closing之前要做的事：
1）For walk through, 看看能不能找我的inspector,再找个不用上班的熟人。明天如
能约好，就写email给agent再问一下,觉得她没理由不同意吧。一般walk through 都不
会有啥麻烦吧？搞清楚万一啥啥没修好，怎么办？
2）续home insurance 和home warranty;（我只前email问过我的agent,被ignore.)
3) 水，电，气 , irrigation 公司接上。
还有啥要准备的吗？

买同厂家的。如果一切顺利，一个20-30 分钟。如果不顺，像我，到lowes 买dremel切
l烂锁。 |

我们要修的基本都是缺个螺丝或者下水道不畅通之类的。。自己看看就知道了。
很严重的问题你可以找inspector和你一起final walk thro。再交一遍钱就是了。

also very sharp lady. ( I am glad that she didnt mention i should change the
lock and I will do it:)). First thing seems that i need to find an
insurance company.

I don't know why you don't hire a lawyer to deal with these things. In
New Jersey, each site has a lawyer and agent. All the people sit a room
one day and it is called closing. All the things are taken care of in the
closing.

You need to buy home owner 's insurance. it is the same as you buy your
car insurance. It is not your agent's responsibility. How much you pay
your agent? The buyer don't pay anything to the agent here in New Jersey.

5) 走之前各一次草; Only once? You need to have it cut every week,
especially in your area. You need hire someone to do it. Does your
maintenance fee cover this?
6)小区打好招呼,they have related service.
还有啥要准备的吗？
(7月18closing, 我22号回国, 8月14号回来再搬家). What if there is a
hurricane and your roof blow off? What if your basement is flooded? |
