New built, builder's loan agent in order to get some incentive.
As of today,
(1) 1 point rate buy down using incentive money, and the interest rate is 4.
375 today for 45 days lock
(2) No rate buy down (which saves $4500 to decrease the purchase price), and
thus a higher interest rate 4.625?)

I'll go with 2nd option if I were you. then do refi after closing.

total 350k loan
it needs 68 months to break even (considering tax benefit, it may be over 70
months),
so will go higher interest rate

$350K的贷款4.625%和4.375%的每月利息差额是$51.99。那么也就是说有4500/51.99=86
个月没有省钱,如果选择4.375%的话。所以如果说您在这个房子住不足7年,那么还是
选择option 2比较好,或者说也可以将来再做refinance。当然,如果利率在将来上升
很多,不会搬家也不会做refinance,那么可以选option 1.
当然,选option 2还有一个好处就是cash就直接在close的时候拿到手了(cover
closing cost)。

如果loan amount不超过417K的话,再去shop around一下吧,看看是不是有更好的rate

lz第一句就讲了吧

肯定是不能shop around,否则那不到builder incentive
