(1) The heating and cooling systems were visually inspected. This is a
visual inspection only. Covers and or other access panels from the units
were not removed. The heating and cooling systems should be tested,
inspected and serviced regularly by a licensed mechanical contractor. If
documentation is not available that this has been done within the last six
months, then we recommend that a licensed mechanical contractor test,
inspect and service the heating and cooling systems. I did not inspect any
heat exchangers (if present) or other components inside the cabinets. A
mechanical contractor's inspection is much more comprehensive then ours and
may find issues not reported on today. We recommend you also consider
purchasing a home warranty that covers the heating and cooling equipment. If
you already have a warranty you should make sure it covers all components
of the heating and cooling equipment. Not all warranties cover pre-existing
conditions and still others require upgrading to provide comprehensive
coverage. We do not do carbon monoxide testing on any gas powered equipment.

这个是什么情况？？这么重要的东西为什么只是visual inspection only！！买的是16
年的老房子了，这个是最担心的问题之一，难道还要让我们花钱做专业检查吗？
update：inspector说是因为室外温度的问题，导致没有坚持空调系统，一般这个怎么
处理？再花钱单独测吗？ |

题，请问这个问题严重吗？ |

发帖数: 9429 | 4 Home inspector 这样写很正常，话说这些表述都是是先准备好的模块,只是根据不同情
况稍微改动。
Home Inspector 是不会检查Heater Exchanger的，但是通常都会开机看是否运行。为
什么不开机，可能有两个原因：
1）没有最近一年的保养记录。
2）Furnace 目测很脏，可能好久未使用。
建议楼主：
1）如果联系得到卖主，要求卖主请HVAC contractor 做个Furnace 和A/C 的 Turn Up
。无论室外温度多高，或多底，licensed contractor 都可做。
2）如果联系不到卖主 或是”as is 屋”, 自己请HVAC contractor 做检查。
