正。还有什么重要的点我没有列出来的，也请告诉我。
1 buyer找agent写好offer，签字，提交给seller；
2 seller接受，签字；然后返回给buyer签字；
3 双方签字，合同成立； 是不是到这个阶段会有一个3天的无条件反悔机会？是征对买
卖双方的吗？
4 给房子做inspection, 如果对结果不满意，除了可以跟buyer讲价，可以以此为条件
退出并拿到定金吗？--同时开始练习loan;
5 inspection完，没问题，就是loan了；
6 如果loan一切顺利，那大概30天顺利close；如果loan有问题，银行不给贷款，交易
失败，buyer还是能拿到定金？ |

and put any money in. Unless the seller is crazy. A reasonalbe seller will
understand and will move on quickly
在这期间，buy agent所起到的作用，我所想到的：
1 开门带看房；yes
2帮助分析房子状 况，估价；
definitely use the agent's information for your help, but treat her words as
one source only. You need to do more research yourself.
3 写offer；

4如果有纠纷，帮助处理；（关于这个，是不是实际上就是合同说话？
agent起的作用很小？）
Yes, everything is according to the contract and your agent's expertise and
experience. It is not about the contract itself, it is about how to use the
contract. It is like law. The law is same for you and an lawyer, but the
laywer understands the law and knows how to use the law.

parties.

Many people bought hourses themselves.
