们急着要close，给的rate挺高。如果再换一个loan agent怕耽误了close。我大概50万
的贷款，她给的rate要3.625%，说我是h1，所以要高很多。有点不爽。
我的问题是，如果我接受这个rate，最快我什么时候可以refinance呢？假如半年后我
可以refinance，并且假如利率没有大幅上涨，我怎么觉得我的损失也不大呢，每个月
大概多还40刀左右，6个月也就240.如果6个月后可以no cost refinance，比如新的
rate是3.5，难道这就是我全部的损失？可是为什么接受一个高的rate，可以拿到几千
块那么多的credit呢？难道refinance的时候要还回去？
希望哪位明白的指点迷津！多谢，只有25块伪币，转给答案最好的。 |

In CA today, loan amount 500K, LTV75%, FICO 740+, H1B, 3.5% for 30 fix no
cost
if LTV is 80%, 3.625% for 30 yrs fix no cost.
How long can you refinance will depend on the lender you choose. Most
lenders now have 6 months restriction time. Assuming the rate is same after
6 months, all your lost will be the 0.125% * your loan amount /12 * 6months
, which means only 6 months interests for 0.125% difference.
The credits from lender and it is yours for closing. After 6 months, when
you do te refinance again, you will get another no cost refinance. the
purchase credits you got at first closing is yours.

说如果拿credit的话，那个restriction time肯定很长？否则lender多吃亏呀。马上转

比如下面的table是今天在IVYmortgage上面的一个quote，如果接受3.625的rate，可以
有5000多的credit。假如说restriction time都是一样的，是不是说如果利率没有大幅
上涨的话，要credit肯定划算呀，而且应该尽量多要。不知道这样理解对不对。

lender on the loan. This is the word from the lady who prepared all the
paper work for me to sign and close the house. However, my loan broker told
me I need to wait 6 months. By the way, I never sign any document with time
restriction. I am confused if the 6 months is still in effect for my case.

发帖数: 1879 | 11 I dont think escrow know better than broker. If broker told you that you
have 6 months no refinance, she/he might be more accurate. Just double
check with broker.
Even you don't have the time restriction from the current lender, the new
refinance lender might still require you to be on title at least for 120
days for new refinance.

broker, as a result, the broker will have an agreement with you. If you refi
early, the lender will go after the broker. So it will be a consideration
if you can wait for six months.

当初她promise她的利率最好，因为有其他朋友也通过她做过贷款，所以就相信了她。
至于rate，填表的时候，她告诉我们先放一个比较高的，等lock的时候用更低的去更新
比较没有问题。并且她当时也没有提到h1要比gc的rate更高。所以我们就同意用一个比
较高的利率放到申请表里面。不知道她说的是不是真的。
