我有两个问题:
难道SS一般要提供一年的HOME WARRANTY?
难道SS不是AS IS? 没有CREDIT/REPAIR? 难道有TERMITE还管去除的? |

"If the negotiation fee is in regards to a short sale, it's likely paid to
the negotiator. Many are opting to utilize third party negotiators.
Historically a seller's lender would allow this fee to be paid from the
proceeds of the sale, but lenders are tightening their belts and I've seen
even some attorneys not be able to get paid for their services out of the
proceeds.
Some negotiators charge the listing agent or the buyer's agent for their
services and not the lender. This too is an option for compensation. Another
way a third party negotiator may be compensated is from the buyer. There
has been a shift from taking proceeds out of the sale "sellers side of hud"
to the buyers "buyer's side of hud", whereas the selling lender cannot
dictate that compensation for services.
In the last few years the industry of third party negotiation has grown
tremendously. Last month 86% of all short sales with a negotiation fee
charged to the buyer were under contract.
So there are all different ways to approach the compensation."

SS不就下面几个步骤:
1 HOMEOWNER找LIST AGENT 卖房子,找到买家,然后签CONTRACT。
2 HOMEOWNER把SS的CONTRACT交银行批准。银行批HOMEOWNER的SS资格以及评估房子的价
格。
3 得到批准以后,然后完成交易。
这三步里,negotiator在哪一步起作用?
是谁请的negotiator?到底替谁说话? CONTRACT里有说请negotiator?

Yes a short sale negotiator is the person the seller designates to work with
his lenders as his representative. It can be his agent, attorney, 3rd party
or anyone else. It helps to have someone who is familar with the process
and knows what banks will and will not accept. To push back on unreasonable
demands and work with appraisers who are doing the appraisals. It's an art..
...
The good news is there are many of us agents who have the experience to do
this....I have short sale information on my website about the process for
both sellers and buyers, if you would like to get a bit more information
about short sales.
看来有经验的LIST AGENT就能做negotiator的工作。 |
