loan agent 告诉我建房子过程是一个rate, 建好以后是一个rate?
我在想:等四五个月以后房子建好了,你给我一个rate 我就必须接受吗?
那这样就是一个无底洞了。

| j********s 发帖数: 577 | 3 construction loan就是在建筑过程中的loan。和permanent loans(15年/30年/ARM)
的区别之一是construction loan是interests only,就是说你每月只付interests,不
付principal。区别之二是它一般只有12个月的lock rate,过了12个月房子还没建好并
拿到city发的certificate of occupancy,rate就要上浮。我当初lock的rate是12个月
内5.25%,12个月后7.25%,最长18~24个月。
construction loan是非常risky的。如果因为任何原因,你的房子18~24个月建不完,
你会被要求pay off全部construction loan。但是又没有银行会给没有certificate of
occupancy的房子做permanent refinance,或者再让你去贷另外一个construction loan,
所以破产是你的唯一选择---你的地会被银行收走。
construction loan一定要有construction insurance,用来cover天灾人祸。万一发生
地震/洪水/火灾/偷盗,你不会立刻清零。不过就算这样,你还是有破产的危险:如果
builder建到一半宣布破产/不干了/耍赖/故意拖延工期,你就完蛋了。
所以一定要找信誉好的大一点的builder,而且sign contract的时候要把时间条款/责
任/赔偿都加进去。不过这些即使全有也是浮云---builder破产(恶意/被迫)以后就免了一切
的financial liability了,所以你还是要pray。。。 |
