the Seller who confirmed that the cause of the roof leaking was not actually
the roof, it was the collars that fit over the vent pipes that go through
the roof. If you look at just about any roof, you will see pipes sticking
out of the roof. They are usually white plastic pipe. When the roof is
being put on, special collars that have rubber necks slide down over the top
of the pipe, and then the roof shingles go on top of the collar to seal out
water. The rubber necks on the collars dried out and cracked, which
allowed a very small amount of water to penetrate. Since the pipe collars
have been replaced, there has been no further leakage. The Seller estimates
that the collars were replaced a couple of years ago, so we are sure that
there is no longer any problem. In addition, the collars were replaced by
the management company who handles the building maintenance for
