入有多少。

Home Owner's Insurance 是不是包括在Common Charge 里了?还是要另外买?假设每
年$3000。
HOA就是Common Charge, 每个月$858。
NYC 的Tax Rate 比郊区的长岛,Westchester, New Jersey 低很多。有些新建的
Condo/ Co-Op 还有Tax Benefit, 甚至前十五年不用交Tax。我在Zillow 上查到同一
栋楼的一个One-Bed Room,四月底$582k 卖掉的605 square foot,2010年的Tax 是$2,
227。

1. Could you get a 4.5% 30-year fixed if it is an investment property?
Sounds too good to be true unless you financed it as a primary residence but
rent it out after closing...
2. IS DP 20% enough for an investment property to get best-rate financing?
Even for primary residence, many lenders require 25% down now...
3. Did you factor in the vacancy?
4. Did you factor in the cost of landlord insurance and fixing or
maintenance cost.....
4. Does HOA allow you to rent out the place? If so, is there any other limit
or regulation on how you could rent it out?
Most likely, in the first 5 years of your ownership, you will have a
negative cash-flow based on the calculation based on the above figure...
So don't worry about taxes!!! You will have a paper-loss anyway...
Most people i know who purchased a condo in Manhattan is not in for cash-
flow or tax benefit, but in for life-style or time-saving on commuting or
appreciation in price(usually on a 10-year range at least)...
