are very overpriced because unlike just about anywhere else in the US, the
island land is leased from New York State to NYC for 99 years. The lease
expires on on 2070. The new condo buildings on the island only have about 60
years left on the lease. Pretty much like buying real estates in China. You
own the structure above ground, but not the land that the building is built
. This is high unusual for the US. It would greatly suppress the value of
the real estates on the island... I would advise you to stay away...

另外你好像说反了，这个岛我怎么记得是纽约市租给纽约州的？！
一个好处就是免20年房产税。纽约州的租约过期了会有什么问题呢？有知道的说说吗？

thing related to Manhattan. Ask any cab driver to drop you off on Roosvelt
Island, most would refuse the ride. That's how you know the island is not a
part of Manhattan.
In the most likely senario, after the land lease expires, the condo
association would pay to renew the land lease. No one knows how much that
would be. The the expiration date comes closer, the property value will most
likely to drop.

交通方面我们打算如果是带孩子，坐tram过河再打的就行了。关于租期，好像前几年才
签的99年啊，我应该早都灰飞湮灭了吧，呵呵。
现在我们住曼哈顿，算来算去都还是觉得租不如买了。

发帖数: 411 | 15 The only concern is: RI pre-school is average ok, but not good from Grade
4 (it is a little below NYC average fr Grade 4). Most of people living
Roosevelt IS. either have kids enterring other good schools outside RI in
the beginning, or later on move to better public areas, or have kids
entering private school, if kids can't pass the exams to enter Elite public
high schools.
When your kid grows, you might need to think about it. If your kids are
still very young, you can consider later.
