1. lender won't let coverage amt be < mtg amt
2. ins carrier won't let coverage amt be < replacement cost--in case prop
gets burned down, ins carrier has to pay out enough to rebuild it.
as long as these 2 conditions are met, your coverage can go as low as you
want. but also depends on what you're insuring incld personal prop. e.g.
jewelry, antique, collectables, etc.
