For example you can't open a business in a residential zoning area. And
each zoning has a building/lot ratio, which define how many houses you can
build on your lot and how big the building can be, and many other
restrictions. There is instance that some rich and powerful people can
change the zoning. But it is not something regular people can do.

发帖数: 209 | 3 It is for both. Define the usage (resident, industry, transittion) and lot
density (how many acre per lot, and sit back how many feet from road).
It shall not limit how big the house can be built on the lot, which usually
controlled through building permit.
