意哪些问题该提,哪些不用提了。第一次买房,请有经验的指导以下。非常感谢!
1. The furnace shows deterioration at tankless coil and needs repairs.
Corrosion notes as well. 这个是最大的问题,大概要多少钱去修。
2. Signs of past seepage at foundation form ties. Monitor and seal as
needed
3. Signs of corrosion on a few pipes in the basement. White evaprites
crusted up on a few valves and pipes
4. Signs of rodents in the house. Dead rodents in basement and garage
noted on sticky traps.养个猫?
5. Multiple double tapped breakers in the main breaker panels. Recommend
these be corrected by electrician
6. The toilet is loose. Resetting needed and new wax ring
7. The sink faucet is loose. Repairs needed, and sealant
8. Large pile of dead carpenter ants found in garage sill. Recommend
treatment for ants be provided
9. One window in the sitting room has damaged window balancer cord. The
window will not stay up. Repairs needed
10. Signs of leaks at sky lights noted. Repairs needed. Tested with
moisture meter, and 18% moisture detected
11. No filter inside the central AC return as needed. Install filter
before use
12. The attic insulation is partially disturbed. It should be replaced
for good efficiency rating
13. The overflow sensor switch installed on the condensation pan in the
attic is not wired to the unit. Exposed wire noted. Repairs needed
14. Kitchen plugs are not GFCI as required
15. Plug to the left of stove wired wrong, Reverse hot
16. Plug inside cabinet over stove for microwave not covered |

花都没。
第二条是不是说foundation有漏水的迹象?不懂的说,是的话就是大问题啊

P*T 发帖数: 339 | 4 这个我当时也看到了,就是地下室的墙上有一个洞,里面是灌水泥时用的tie rod,水泥凝固后就留到墙里了,常年累月,金属生锈了,然后水就渗进来了。网上查了一下,说是有两种解决办法:一是从里面用polyurathene封;但要永久解决问题,就要从外面用防水材料封。我看的这个房子是从里面封的,说是封了后再没漏过,inspector说这个很正常,不是什么大问题。所以他在report里说monitor and seal as needed.
有人碰到过同样的问题吗,到底是不是个很严重的foundation问题。谢谢!

d********6 发帖数: 140 | 5 furnace,电(如果单纯rewire还好,要是要upgrade,就大条了),水管(replace贵
,fix还行)的问题都应该注意,还有老鼠和白蚁一定要搞清楚历史,特别是白蚁的破
坏fix没有。屋顶如果隔热层部分消失很可能是有过leak.要问他们修好了没有,然后要
求重新装回去。
GFCI,马桶送,水龙头松都是小问题来的。 |
