当时我们看listing跟county纪录差很多就觉得不太对
但我们的buyer agent说county量得很不准
而对方agent提供了他计算面积丈量房子的floor plan平面图, 我们就信了

最后出来的value比我的买价高五千
要是只算本小区, 那估计贷款都成问题了

现在如果扣这么多面积, 那就是小区里的高价了, 不爽

read your contract again and try to find a loophole. talk to a good real
estate lawyer and find out whether there's anything that you can use to help
you. ask the lawyer about whether you can use 'mutual mistake' as your
reason to void the contract or force the seller to agree on lowering the
price since they've been mislead by their appraiser on

就是边边角角一两尺一两尺的就累积起来了
早上跟我的律师联系了, 她说, general guideline是 5% variance是可以接受的
这个listing agent好狡猾, 刚好就是5% borderline上少一点点, 没办法, 只能认了

对方agent不是dual的, 他回复说:
I had someone measure the property that has a very solid reputation and
probably measures more homes than anybody else in the area. I have
attached the file for your review. I cannot speak to the measurement
done by the appraiser.
看他给sketch和excel spreadsheet, 倒是列得很细致, 也不知道可信不可信。

即便我再请人量, 很到可能也就是介于银行量的和seller量的之间
还是5% 误差范围之内, 意义不大
除非当初合同上写明要核对面积, 不然就算不买也拿不回EM

这个买主这次卖给我们又降了四万, 我们offer下得急了一点, 不然可能还会降降.

键还是看你喜不喜欢这房了。
