realtor回复说他assume我们会付20%的cash，申请80%房贷，关于cash部分他要我们在
sign contract时付10%，然后closing时付10%
我们是买房菜鸟，不知道sign contract时付cash这个要求是否合理，如果合理的话，
大概多少percent合适
不知道这部分现金是不是作为deposit？我们签合约之后如果有什么情况是否还能全身
而退？

price. Not in cash but in check.
When doing so, your attorney shall with you so he/she can explain the whole
contract, e.g. when you can get your deposit back.
Wish you can understand.
So many questions in this board shall ask your attorney, that's why you pay
the money to them.
With my experiences of buying houses and apartments, I can answer most of
the questions unofficially. |

realtor解释过deposit可以在mortgage无法put through时退回，earnest money能退吗

seller.
If signing the contract, it is 10%.
If just accept the binder, it depends, but not huge amount.
So you shall know what stage you are. |

I am under an impression that attorney will be involved after some offer is

The Earnest Money Deposit is up to 2%. I used 1% while buying my house.
never heard 10% the other id was mentioning. you pay settlement cost in
the form HUD1 prepared by the attorney. it can be 5%-20% or even more
downpayment + bank/title/gov charge. the attorney is not your attorney or
the seller's. he or she just represents the transcation.

什么原因，有的退有的不退， 这个可以问你的agent, local custom 可能会不一样。
一般你的原因没成交，不退， 对方原因没成交，退。 我们自己没有被要求或者建议负
10%的。

发帖数: 473 | 12 Never heard of 10% deposit, usually 1%-3%. Try to put as minimum as possible
, so when you want to withdraw, you have less pressure.

Our realtor has put forward the offer letter with the writting that we agree
to pay 10% at signing.
I've got a few colleagues and friends' advices. Seems 10% at signing is
normal in NY state. And contigencies will be included in the contract.
