With high house price, you pay more tax, commission fee, insurance fee etc.
Plus, you are talking 5K.
so 335K compares to 340K is no difference to me, not even mention u are
doing fraud thing. Does not worth the effort.

commission usually for net sale price, so just offer a price and ask seller
to pay $5000 to closing cost in the same purchase agreement. | z**********i
