V***r 发帖数: 78	1 3个月前买房，现在refinance。新的lender又要charge好几百块钱的title insurance 。可以用前一次申请mortgage时的title insurance吗？这个title insurance是一次性的吗？
C*******d 发帖数: 15836	2 The lender's title insurance has to be replaced at refinance and you can not use the old one. You might get a discount for it since the old one is still very recent (I don't know how it works, and I doubt lender will like to bother with it). Home owner's title insurance is permanent and it is valid as long as you own your house.
b********3 发帖数: 994	3 买房时有两个title insurance，一个是borrower的，关于房子，一个是lender的关于 mortgage的。既然你要refinance，也就是意味着你买房子是的title insurance保的 mortgage要被payoff掉，那么新的一个loan肯定是需要有新的title insurance来保障。
