付和贷款额他自己给我们填了， 虽然agent 说这个是草稿， 明天跟我谈了再确定里
面的内容， 即使卖家同意了， 我们还有7天反悔的时间。 我总觉得双方价格条件都还
没谈好， 就签了， 就等别人说好还是不好， 心里没底。
我就觉得奇怪， 大家不都是口头offer 来回几次， 确定价格了， 再签合同的吗，我
们这个agent 是不是在fool 我们呀。 |

说一下我们的经过，希望对你有帮助。
看中后，就告诉agent我们要下offer，价格，downpayment。然后agent就帮我们准备
offer，正式的，contingency,closing credit啥的都写好了的。我们review后，没问
题就签了。卖家再书面counter offer回来。由于卖家的counter offer基本上就是复述
一下我们offer，只加了一个closing date。所以我们就接受了。没有来来回回的
counter.

发帖数: 33 | 3 所谓下offer，就是买方先单方面在合同上面签字，seller如果接受offer，也在合同上面签字，合同才算生效。在这些书面的东西的基础上，双方讨价还价口头谈价格。最终的合同会根据最后谈好的条件修改。这一点上你的代理只是按照常规的程序，不过合同上面没有contigency以及你的其他要求比较奇怪。 |

房子成交了，当然什么问题没有，你要是房子没买成， 那特定你的定金拿不回来，美
国是讲究书面上的东西，要打起官司来，你死定了，所以签什么东西前一定要看清楚，
不清楚的地方多问问，签字后你就晚了

发帖数: 1594 | 6 别的还好，但是没有任何contigency? 何seller 谈好的closing cost也没有？很可疑。
明确问你的agent, 必须加上这些。否则等对方接受签字，你就不能反悔了。
个人倾向如果这次没成，开掉你的agent.

发帖数: 1594 | 7 不同的州有不同的规定。有的州强制规定loan contingency. 但是很多没有明确规定。
一旦是这样，死都不知道怎么死的。

property must appraise at no less than the purchase price, and preliminary
approval.
没有inspection contingency. |
