As I believe, the builder can't refuse to sell the house to you if you don't
want to use their designated lender. That violates Fair Housing in some sense

There are some national survey companies doing survey of all the builders.
Those big builders usually give out generous incentives (a raffle ticket for
drawing for cruises, movie tickets) to encourage you to do the surveys. And
people participating in the surveys usually give out good scores unless they
have big complaints towards their builders since they know a good ranking will
help when they want to sell the houses.

and i find out that the homes built by the two pacifics have the following
