在买一个new construction的房子,MLS上说它有3850 sq ft。
我们已经签了Purchase and Sales Agreement,交了$30k的押金。
上星期做了appraisal,结果是gross living area比MLS上列的少450sq ft,
但是appraisal出来的价格和我们将要付的一样。
昨天我们和agent一起去量了房子,结果是比appraiser量的多120sq ft, 比MLS列的少330
sq ft。appraiser少算了一块100 sq ft左右的地方。我们的agent给seller's agent打了
电话,seller's agent说她在MLS上列错了。
我们的agent建议我们要求seller降价$15k,今天早上刚接到电话说seller认为appraisal
的价格是一样的,所以不愿意减价。seller说房子还是那个房子,他们并没有拆掉一间屋
子,“you get what you see".
他们不减价,我们就不想买这个房子了。我们的agent说我们得准备打官司。
请问,我们有case吗?

same thing happened to our neighbour. their house (by the same builder)
is listed on MLS as 3444 sq ft, but on town record, it's only 3114 sq ft,
also 330 sq ft short
if we sue the builder together, do we have a stronger case?

will call several lawyers tomorrow.
my agent sucks, he just wants to push the deal through so he can get
commission.
i have asked him before to put a contigency on the contract saying that
if the square footage is not correct, we're not buying the house. he said
that if the sqaure footage is not right, then we are misinformed, so we
don't need to buy the house, thus that contigency is not necessary.
now he said that we have to buy the house because info on MLS is not
guanranteed to be right.

we hired a lawyer, and got our full deposit back.
