mortgage (not "dai kuan", that's loan).
How does one tersely translate "we cannot mortgage our future for the
present gain"? xi1-sheng1? That doesn't sound right.

比如中国最近推出股指期货，很多人就用股指期货和ETF套利。

Mortgage --“抵押” is close enough, you may extend it based on the context:
抵押贷款，抵押房贷，etc
不能为了眼前利益，就押上我们的未来。
I actually like a more traditional word for Mortgage ---- 当 as in 当铺。
They're basically the same: you give up ownership on something, in return,
you receive some cash (to buy the house, to buy food, whatever).
当了未来为眼前，不值得。
