out is to look at the percentage of homes rising in that region.
A house is considered to be rising if its annualized rate of appreciation
is over 1.5%.
Over time, if fewer homes are rising (shown by a downward slope in the metro
area's line) then more homes are either flat or falling in appreciation.
This could be an indication that a metro area's price index will eventually
fall too.

美国房地产经纪人协会（NAR）首席经济学家劳伦斯（Lawrence Yun）指出，2017年的
成屋销售预计将增长2%，达到经济衰退以来的最高水平550万套。但是，这个数字低于
今年美国人口3.3%的增长率和575万人的增长数字。
美国房地产市场的复苏在持续加速，其中太平洋西北部沿岸地区的复苏势头最为迅猛。
房地产网站Zillow对全美35个最大都市区的调查研究发现，美国房地产公司股票的总市
值在2016年上涨至29.6万亿美元，较去年上涨1.6万亿美元，涨幅近6%。
在全美所有大型都市区中，俄勒冈州的波特兰是全美今年涨幅最大的城市，波特兰2016
年涨幅达到13%，之后是西雅图和达拉斯。洛杉矶是全美最值钱的都会区，价值达到2.5
万亿美元。
Zillow在报告中表示，“美国房地产市场已经收复房贷危机中所有损失。美国房地产市
场在2006年至2012年间蒸发了6.4万亿美元。
但是因为美联储已经加息了两次，美国房地产市场将会在2017年加快复苏的脚步。美联
储公开市场会议的中位预测是在2017年将会加息2次，每次25个基点，2018年和2019年
将分别加息3次。
Zillow首席经济学家Svenja Gudell表示，“随着买房会越来越贵，承受能力对很多人
来说是一个担忧。2016年美国房价仅实现个位数增长说明一些美国家庭在卖掉了自己的
房子。”
投资者已经重回房地产市场，房价在快速上涨。很多购房者已经难以承受高房价，这一
趋势将会在2017年持续。
