As buyers and sellers ready themselves for the fall house hunt, a big
question looms: Will there be enough houses to buy?
A shortage of sellers and a bounty of buyers have turned the market into one
that favors the former. And what that means for buyers is: act fast.
Debi Benoit, of Benoit Mizner Simon & Co. Real Estate said if buyers see
something they like, they should put an offer in immediately. The house may
already be under agreement 24 to 48 hours later. Swift agreements, multiple
offers, and tremendous buyer interest have defined the market for the past
year or so.
Buyers should be in the position to have everything ready to go. “They
should be bale to get a call, drop everything, grab their checkbook and head
to an open house,” said Dave Stenberg, senior vice president of Hammond
Real Estate.
“I’ve never seen a market with a pace like this. And I’ve been doing this
for 35 years,” Stenberg said.
Things might be getting better, and numbers paint a hopeful picture. Homes
added to the market statewide this July increased compared to 2013, for the
third straight month, according to the Massachusetts Association of Realtors
. Pending home sales are the highest for any August since MAR began keeping
track in 2004.
Benoit predicts the fall market to be more active than in recent years.
This year the market has seen a “trickle up” effect, she said. In the fall
of 2013, houses selling for under $800,000 were busy. Then the threshold
was $1 million, and now there’s a healthy market for homes under $2 million.
“The economy is better, interest rates have stayed low, and there is more
buyer confidence,” she said.
But Stenberg doesn’t see the fall market changing all too drastically. “
The supply in [Boston] is still extremely limited. It’s lower than it was
last year at this time. And I thought last year, we were at dead low tide,”
he said.

怎么砍价都可以,哈哈。
$1,275,000 开价,客户从海外来的,根本不了解这里的行情,算是碰到我了。我先告
诉他们”俺要出个 1180000 的开价。本来还想来第二轮,可是卖家立即同意了。然后
房检后没查出什么问题,闭着眼睛我说砍个4000 吧,无所谓。 卖家还是立即同意了。
很开心的一个单子。这不怪 Debi ,是卖家的决定。

Debi's listing is all million dollars plus home. This is only the luxury
section of markets.

It's still warm. But not that hot in general. The towns she works the most
are premium towns. They are hot most of the time anyway especially in the
current market.
