I am looking for a conventional 30-yr fixed mortgage with no point and no
closing cost.
It sounds to me that the difference lies in the interest rate, but for this
open market, I feel the rate number might be quite similar across banks and
mortgage brokers. So just curious what will really make the difference.

具体情况具体分析,你自己的情况不错而且简单的话,可以找找低利率的
本人前不久想买个房子,连 pre-approval 都不给我。 那银行是想都没想到的脑残---
---- 所以凡事都有可能
不过幸亏他们脑残,没买到,我不后悔.
从我的经历来看,银行的脑残不是你可以想象的,所以还是得找靠谱的

没错, 得找靠谱的。 rate和rebate不是最重要的, 大不了以后重贷。
