Mortgage Bankers Association数据显示，美国30年期平均固定抵押贷款利率已升
至5.17%。这是2009年9月以来的最高水平。如果进一步升至6%，则将是2008年12月的水
平。而这一固定资产贷款利率对应的美国楼市水平也处于历史上的低位。
此外，美国国债收益率就是全球资本流动的风向标。随着十年期美债收益率的不断
走高，全球大量投资者纷纷减持美债，这对美国楼市的负面影响也正放大。据美房地产
经纪人协会报告，目前，有约90%的现房销量却出现意外大幅下降，跌入近三年来最低
谷。
