某年秋日来Wellesley College一游，就喜欢上了这个小镇。
熙熙攘攘的行人，寂寞的心不再寂寞。
年轻漂亮的姑娘，平静的情不再平静。
如诗如画的乡间秋色，让人觉得美景还在人间。
此起彼伏的豪宅庄园，让人知道人生还有追求。
历史上Wellesley属于Greater Dedham。
后来成为Needham的一部分，俗称West Needham。
1875年Henry Durant创立女子学院，
以邻居太太的名字命名为Wellesley College。
1881年从Needham分家，成立了Town of Wellesley。
Wellesley文化气氛很浓厚，境内有三个半大学。
著名的Wellesley College出了许多名人，比如中国前第一夫人宋美龄，
美国前第一夫人现任国务卿希拉里，美国前国务卿奥尔布赖特。
Babson College是著名的商学院，丰田总裁曾在这里就读。
Mass Bay Community College是一所社区大学。

transportation is good. It is easier to go to Cambridge.
From Wellesley, Wayland, and Natick, you may take Route 9 or Route 30-->
Route 16--> I-90--> River Side --> cambridge
The houses in Wayland are cheaper and bigger, the lot is bigger too. But the
property tax are too high.
Wayland, Wellesley, and Natick are close to Natick Mall for shopping.
Natick's schools are not as good as those of Newton, Wellesley, and Wayland.

Listing挺多的，但是买家不多（People with New money go to New places such as
Lexinton），所以这五年来Wellesley的 Overall house value depreciate about 15%
.你说的价位区，Wellesley房子不多，所以你不好比较。
Lexington 5年来已经涨了30%.继续涨吗？涨多少？ 什么时候缓下来？ 你愿意做托盘
者么？ 这些问题，很难回答。
至于学区，Wellesley小学收有色人种 （regionwide program， "bus kids"),造成成
绩下降，这么做我觉得有利于民族融合。培养未来管理者的学校把有色人种引进学校，
以便培养未来管理者和别的少数族裔的相处能力，呵呵！
因为我最近我客户在这些towns看百万出头的房子，结果在Wellesley轻松搞定，轻松讲
价近10万。所以我有了二楼的感叹。 |

this is rt 135 (aka Central Street) in the town of Wellesley, Massachusetts.
Just outside of the front gate of Wellesley College.
MIT (in Cambridge, Mass) and Wellesley share many upper level courses and
ship their students back and forth in free buses on regular schedule. and
the buses do not stop on weekends, even when there is obviously no classes,
and you know why.
It is a long tradition for MIT male students to date Wellesley girls. 这些理

There are parking lots available.

median house price 从2008.3 的825K到了现在的900K; 同一时期lexington的是647K
到692K。我是从zillow上看到的统计，据说zillow数据不可信。
Wellesley的学校接收收boston的小黑是标准考试成绩不好的原因之一，小学班都有1-2
个boston的bus kids，轻松把MCAS的优秀率拉下5-10个百分点。还有原因偏科很严重，
Science考试有的年纪比州里面的平均水平还差。学区前段时间在讨论增加Science课程
的预算，不知道有没有通过。

Wellesley >= Lexington > Newton > Arlington
但是在greatschool上， Wellesley和Newton(south)的highschool 都是9分， 小学和
初中很多都是7分和8分， 而Lexington基本上所有小学初中高中都是10分而Arlington
小学初中大部分9分以上，高中也是9分。
这个是什么原因呢，谁给讲讲？尤其是Wellesley,为什么这么highly regarded啊

south Wayland students have to go to another school around the city hall.
You may also park at Wellesley Square, Wellesley Hill, or Natick to take the
rail. You may park at Riverside to take the Train (or subway).
There is no traffick from Wayland or Wellesley to Framingham. |

running.
I guess the student number went down.
Wayland build a new high school and opened last year. Wellesley also build a
new high school, which is gong to open this year. Therefore the property
tax is going up a little bit, but it is still low.
My suggestion is that you always buy the house which is easier to be sold in
the future. Wayland and Natick are not as popular as Wellesley and Newton.

Wellesley > Westwood > Medfield> Sharon.
The magnitude of appreciation is comparable. They all doubled in the last 2
decade, and Wellesley maybe even more.
All towns have excellent schools, though. It's just personal preference
for commute, lot, racial mix, etc. |

1.5M + neighborhood -> beautiful
900K - 1.5 M neighborhood -> o.k.
below 900K neighborhood -> It's hard to tell it apart from an average
neighborhood in an average town. For the same amount of money, you can live
in a much nicer neighborhood in another good town. |
