发帖数: 35582 | 2 Boston/Cambridge区域基本上得离城里越远，才不那么拥挤，房子周围才有些绿地。
不过每天早晚上下班进出城的traffic那简直就是nightmare。
如果你不想挤在cambridge附近租房的话，适合家庭居住，上班也不太难(单程40分钟能
到cambridge的)，可以看的就是往西的newton，往西北的Belmont, watertown,
waltham, medford, arlington, winchester，往北的melrose, stoneham。
近一些的Allston, somerville, everett, malden安全基本没问题，出租房多，价钱也
很便宜。不过邻居都是blue collar working class，房子质量很破，很挤，估计带两
个孩子你不会满意的。这几个地方的apartment complex有很多出租的，高档的比如
wellington地铁站边上的river edge，stationlanding我去看过，除了贵，没啥不好的

一般
南面是newton，东面是watertown，西边是Weston，北面是Lexington
我们的房子离128即95较近
我们家门口有70公共汽车去经watertown去Cambridge（红线）的mit
如果是去Boston上班，建议搭70或者驾车至火车站搭乘火车（zone 2，快车20分钟，慢
车25分钟）至Boston北站（north station） |

parking. Watertown的好处是，可以做公交车去Harvard,相当方便。information PM 你了。
既然你可能没车， 那么就把这个parking space出租出去， 一个月进账个30-50的也好
。
老婆在家了带孩子，省了daycare费，剩下的1700， 吃饭够了。
Boston很好找工作的，等你老婆调整好了，可以找个工作.

我也在租房。我觉得你们budget订得低了。。。我觉得生活中房子舒适最重要。而且基
本是一分钱一分货。
如果你们不嫌远，其实稍微远点的chestnut hills和watertown都有不错的公寓。当然
价格贵些，一室一厅也要2200以上。
买房我就不懂了。孩子那么小，你们准备常住波士顿么？

其他區域我不知道, 說說我們自己住過的村子給你參考: Watertown & waltham, 開車
到MIT 30-40min, 學區沒那麼好, 但是還算安全.
1. apt: Garden Crest @ Waltham, 比較貴, 但還不是最貴, 2bd $1600, 一隻貓每月
加$30. cat deposit $300(?)搬走時我們全拿回來. 包heat, 有AC, 每層樓有front
load washer/dryer. 沒遇過蟲鼠問題. 不少老中. 鄰居都算安靜, 偶而有些college
kids半夜吵鬧, 都被我叫警察解決了...
2. house住過Watertown, side by side town house, 3bd/under$1500, 比較舊,
everything is 60+ years old. 沒dishwasher, 沒AC, 不包heat, 自帶washer/dryer-
-這很多房東不提供, 或是說屋裡有一台, 但壞了他們完全不負責.

网上大多是去watertown或者cambridge考的
真没听说过在waltham的周末场考
会不会比较容易过什么的

工作人员说了好几个available的town的名字，没有一个是Boston周边的。我问可否在
watertown，他说watertown已经不能约了。我就问哪个离我所在的
zip code 02445 最近。工作人员说Lynn。
我就说，那就Lynn吧。约在May 9.
请问，各位有没有约过那么远的？是不是我方法不对，从我家过去要16.3 miles了。
有没有朋友也在Lynn考过的？那里好考吗？
哪些town比较好约，又相对好考啊？
路考要注意些什么事项呢？好想一次性通过，因为爸妈7月份就要走了，真想开车带他
们去boston附近逛逛，LD没有太多时间。

在cambridge上班，郊区还是城市没有特别的偏好，但是不喜欢太拥挤希望环境干净一
点。还有就是如果有townhouse更好，不过这几个town好像townhouse都不多，
watertown倒是有些townhouse。
除了租售比，房子的增值潜力是不是更很重要？租金很难有太大的收益吧？不知道这几
个town包括brighton哪里的增值潜力比较大？
brighton有个问题就是虽然离cambridge很近，但是公交并不方便，公车的话很慢，因
为要过桥，而且车次也没有地铁频繁。
而地铁的话要坐绿线绕道波士顿市区然后再转红线，几个mile的距离要1个小时，简直
ridiculous。
brookline就好些，不用绕那么多路。
顺便问下malden怎么样，虽然租金便宜，房子也不贵，但是增值潜力估计就差很多了。
不知道在malden买投资房是不是个好选择？watertown和arlington呢？

发帖数: 35 | 38 驾龄5年左右，人生第一张罚单。。。早晨因为有急事开快了，在Watertown的一个
local street 被警察Pull over给了speeding ticket，写的限速30，
开到40+，罚款105. 我刚搬到这个地区不久，不太了解情况，也确实没看到限速牌子。
有几个问题请教：
1. 如果认罪交罚款的话会涨保费和扣点数吧？几年之后记录才清空
？清空后保费会降下来么？
2. 如果出庭appeal失败，除了多付一些出庭的费用，还有其他后果么？
3. 翻到以前的一个帖子，貌似Watertown地区出庭也不能dismiss，最多减点儿罚款，
确认一下是这个情况么？。。。

一两年内，我带娃大部分时间在国内，每年在这边4、5个月，所以房子大部分是lg一人
住。
买房主要想法也是想又能自住，也算投资了，预算45万，求建议。谢谢
情况说明：
预算有限，考虑交通便利，是不是Waltham Watertown更方便一些，但是这两个地方学
区差，孩子上学还得换房子。Waltham Watertown的增值潜力如何，会不会比好学区差
好多，到时候卖房子费劲，买学区房又比现在贵好多......
或者Natick的小学还不错，购物吃饭还都方便，就上班辛苦点。
另外，也要考虑以后自己不住，希望能容易出租。学区差的地方，租客的素质也会普遍
差一些吗？

路面的确出奇的差，原因是因为钱都花在学校了。但是这几年路都在陆续得修，一些大
路基本上已经修得差不多了。
是个dry town，没有什么business。但是买东西还是很方便的。近一点的arsenal mall
, watertown mall，freshpond mall，去burlington mall也不是很远。买菜去唐人街
也比大部分好学区的town近，watertown还有家russo's买菜品种很丰富。
出行去哪里都基本上在30分钟车程内。
学校好，居民好多大学教授，属于平均收入不是特别高，但是学历高素质不错的。以前
是老年人比较多，但是现在搬进来的都是有学龄儿童的。老年人多也是因为搬进去后一
般要住到老才搬走，那是因为生活的各种便利…… |
