都挺好的，feature几乎一样，唯一区别是＂房子A地下室不能walk out, 房子B地下室
半 walkout（地下室本身跟A一样埋在地下，但是有门和台阶可以走上后院的地面）＂.
两个房子listing price一个50万, 一个53万.
个人更喜欢地下室能walk out, 但是拿不定主意是否值得为此多付两三万, 大家觉得呢？ |

如果你没有写final walk可以退出，你这说的这些情况只能找保险公司．不过虽然你很
想写，但是９９％的seller不会同意写，所以最大可能是你去找保险公司，或者放弃定
金。
签contract的时候要自己请律师，不要去找agent推荐的律师，contract不同于offer，
binding能力很强的，不是很容易walk away的， |

有经验，而是太有经验了。代理为什么要写final walk through? 是让你们有机会在
final walk through里面发现问题，然后退出，使她拿不到commission么？
合同当然是你自己先根据标准格式修改，然后自己找朋友推荐的律师修改核准，此间和
你的代理一点关系都没有。事实上，整个买房过程，除了最后拿rebate，和你的代理都
没有关系。

然发现一些大问题，卖主基本都答应给修（估计是因为我们出的价比较高，所以提出的
要求他们都修）。但当时也比较犹豫了，一方面觉得房子不是太好，另一方面又觉得不
想在房子上再花那么多时间了，所以就签 了contract。
随后心里一直不安，再经过一些调查，发现更不喜欢那个房子了， 一方面价钱高，另
一方面还有一些问题要修，最后一方面发现房子的设计也有问题，所以现在特别不喜欢。
马上就要银行appraisal了，估计估的价钱也不会低于我们offer的价钱，因为一般银行
估价都略高于给的价钱。给我们的buyer's agent打电话,她说如果我们现在walk away,
卖家也许会sue我们。有几个问题请教大家：
1）如果他们sue我们，我们最差的后果是什么？
2）在这种情况下，如果能顺利的walk away而又不被sue呢？
3）可不可以在银行贷款时改变一下自己所以支付的downpay，说自己的钱不够20%，然
后银行就不贷款给我们？（我们以前跟银行说要付20%的）

（见图）。上次进这个房子应该是一个月以前inspection的时候，当时没有这个问题。
这个房间的楼上好像是二楼的浴室。当时inspector曾经打开浴缸的水龙头测试凉水热
水，大概放了15分钟左右吧（因为怀疑凉水不足所以放的时间很长）。前屋主搬走一个
多月了这房子没其他人用水。所以怀疑就是inspection时那个浴缸下面漏水导致的。
问题是：现在option period啥的早就过了，马上就要close了，我们如果退出是不是
earnest money就没了？agent挺nice的说跟seller联系不修就不close了。我已经把水
电啥的utility都订到周五transfer我名下了，真是头痛。
另外，这个问题有多大？如果修的话得多少钱啊？会不会有啥后遗症（比如发霉啥的）？
实在不想walk away，折腾了这么久就差这一下了。多谢大家帮助！ |

有可能有些隐患，但也不想太计较了。agent安排周一去walk through，然后再过1周左
右close。
