发帖数: 551 | 5 年初买的3 bedroom/2 bathroom Condo，在101跟405交界处，整个San Fernando Valley最好的区之一，也是整个91403区号唯一的新Condo。环境安静安全，离Ventura Blvd的饭馆和Galleria都很近，到UCLA 7 mile。到整个San Fernando Valley，Santa Clarita，Thousand Oaks, Simi Valley, Pasadena, Downtown, West LA, Monterey Park等都在半小时以内。有walk-in closet，Gym，室内洗衣烘干机，室外活动区，木地板，大理石counter，所有电器都是新的不锈钢的。要跟其中一个roommate共用一个洗手间。另外有无线网和52寸的电视，我平时没事喜欢看个college football。
两个男生（一个wsn就是我，还有一个ABC），都是30岁不到，MBA毕业上班中。希望再
找个男生做roommate，最好是中国人。可以做饭，希望不要吸烟吸毒，没有宠物。

很多商店的服装也是不缴税的，比如kohl's。但是大多数品牌店，比如维多利亚秘密，
就要缴税。
所得税，我是按照自己的w2解说的。我本人的w2，在扣除所得税方面，只有2项：联邦
和费城。新州一栏是0。每年报税，新州irs能退给我50块钱。
没看过别人的w2，宾州同事怎么缴税我不知道。但w2上，应该是联邦、费城、宾州3项
都扣。能退多少就不知道了。
我也不觉得住房贵。当初租2br住的时候，就是475+utilites。后来买房也不过900多块
月付（含地税、保险）。现在房价下跌，cherry hill这种极好的学区十几二十万的房
子相当普遍（3+br, 1.5+bath）。而且新州的房子普遍比宾州的新，节省维修费用。对
于那些急于在1个月内就必须找到房子入住的人来说，不容易找到最好的deal。但是如
果住上三个月半年，然后慢慢找更合适住处的人来说，那是轻而易举。所以我出租自己
房子的时候并不要求签lease，为的就是不耽误别人找更好的房子。（可惜没人上钩）

Green, changed 4 tires 2 years ago, changed battery 2 years ago,
It slowly leaked transmission fluid 4 years ago, spent a few hundred dollars
and fixed it.
Change engine oil every 3000 miles.
