首先deposit和rent是两个概念。deposit不能随便扣，要扣需要发生合理的费用，例如
清洁，修理等。但是rent根据lease条款，绝大多数情况下必须继续付rent到lease结束
。如果你拒绝支付，房东不可能找法庭强制执行从你的银行划走钱，但是会找
collector讨债，最终影响你的信用记录。 --除非lease上有提前退出条款，例如在支
付1个或者2个月的租金的前提下提前中止租约。但即使这样，仍然不要指望能全部拿回
deposit。
其次关于房东不配合的问题，加州法律虽然也规定landlord必须active找下家，且没有
权利同一时间收两份rent。但是如何enforce？landlord经常有新的application，也经
常有空房子。要是我是landlord肯定优先安排新的租客住其他的房子，反正你的这个你
还得付rent。法庭上随便拿出点证据就能证明在active找了。至于你找的下家，虽然
credit好，他也能以其他理由不同意。例如credit还不够好，没收到新租客的前房东的
