国几年了，他倒是也是逢年过节去北京看老妈，但是始终陪老妈的时间没有陪女人多
给老妈的钱还不如给女人几十分之一（猜的，不过和前妻离婚一套当时80多万的房子给
出去了），他的身价我也不知道多少反正广州2处房子其中一处是办公楼，北京某高档
社区一套现在价值将近2000万人民币，家里一屋子古董，我一点也不是眼红的意思，只
是觉得给妈妈的太少了（我觉得稍微孝顺点的儿子自己有这么多起码要给老妈多些）。
2013年 他娶了新媳妇小19岁的，忽然和我说要来美国生孩子，其实我和先生听到这
消息特别高兴，（虽然我们还是在打拼之中真正不富裕，我和先生英语很不好，先生开
TLC 车 ，我自己开旅行社由于在家办公还要照顾孩子，收入一般相当于打一份工），
我积极的帮助准备签证，终于签过了，正好我也要妈妈来美国玩一下，我帮他们买了机
票（奇葩哥哥见到我只给我了他们俩的机票钱，妈妈的理所当然是我出都没客气一声）
我也什么都没说，把我们的卧室让给他们住（因为他媳妇怀着孩子我不能让他们住在

且他们为了赚得更多，房子很多问题根本不处理，而用粉饰的方法来掩盖。LZ有时间可
以周6（大概上午），看TLC就会有专门介绍投资房装修的节目。 |

你这不算过分的。 我下过一个OFFER。是个老房子， LIST上说的NEED TLC。
看看人家的要求：
1 CASH OFFER ONLY。
2 No Contingency( loan, inspection, 连Appraiser Contingency 通通去掉）
3 10天CLOASED的时间。
最后LIST $170K最后$250K成交。
所以，不是要求和不合理，而是卖家有没有底气。 |

帮我成交的这个agent号称以及做了20多年了,并且parent要不就是grandpa也是搞这行
的...
还碰到过一个年纪也很大的agent，问什么都不知道，连打电话给listing agent（他们
一个公司的）居然都搞不定...他唯一能够肯定回答我的问题就是：TLC到底是什么。 |

真的假的。
简单说就是， 低价买个TLC的房子，肯定要修。 修好以后，那么这个房子卖就能卖的
更高，如果自住的话，最后自己花钱修，因而房子增值， 最后卖掉的话，自己却要交
投资INCOME的税。
能不能，买房当年，修好了，先出租，这样修理的钱，可以从租金INCOME里面减去免税
。这样不就省钱了？ |

这个agent很坏当然也是有可能的， 只是觉得楼主列的“证据”不够而已。
agent收费是按照房价的百分比， 这条规则本身就决定了普遍来说agent希望速度越快
促成越贵的买卖越好， 是不可能站在买家这边非常尽心的为买家省钱买好货的。 这个
难道不是很明显的事情？ 二十五万也不是小数目， 花这么大一笔钱， 自己却不做功
课， 去相信一个和自己利益有冲突的中间人， 事后气急败坏的来抱怨， 这不是很那
啥么。。。？
在我看来agent的作用就是促成买卖， 刚开始的时候买家一有需求就得尽快带买家去看
房子， 出offer的时候替买家和卖家交涉，处理合同。 因为普通人不一定懂交易的流
程和手续， 所以agent需要解释各种contingency， 替买家督促lender，律师和
inspector准时完成工作，需要延期的时候修改合同， 有意外发生时保证买家能拿回定
金。 以前版上有人来说什么因为贷款或者inspection的问题要损失定金， 这个我就觉
得是agent严重失职。
