其实新版的CAR form，default就已经是AS IS了，参阅Page 4, item 9.
Traditionally, Termites section 1和Roof是seller的responsibility。
Take "AS IS"，表示Termites section 1和roof，也是buyer take care，不需要
seller修或者credit。显然这个会make offer strong。
如果inspection contingency保留，但purchase “AS IS”，表示如果发现大问题，你
可以退出，但不能因此砍价。
所以，All up to you。取决于你多想要这个房子。如果你不是非常想要，那就不AS IS
，因为这个会weaken the offer。如果非常想要，那就take as is。
如果seller提供了所有report，这个cost，你是事先知道的。你完全可以price in在出
价里面。

但是为什么现在ice lead fall 那么多呢？鄙人的观察是：
1. 风气的问题，见［注一］，
2. 器材的改进，使得基本功不到位，动作不对也能玩得挺欢乐的。不象原来镐柄直，
没有护手托的情况，入冰动作稍有不对，一天下来轻点四个手指都成了胡萝卜，重则骨
关节都碎了。所以也别玩了。
3. 还有就是那些在人工浇筑的冰上的速度攀比赛的负面影响(Ouray, 北京桃源等地）
。速度攀比赛都是top rope climbing,各个点不是很稳也没有啥。新人看着比赛的人这
么爬，也就去瞎学，误以为攀冰就该这么爬，所以四点不靠谱地乱爬，速度倒是不慢。
但是顶绳这么爬习惯了，自以为可以了，要去lead,问题就出来了。
4. 还有就是新人看别人爬mix, 在overhang的情况下，take a lead fall，就误以为自
己爬WI2, WI3也可以这么来一下，跟风装cool。

Take That的老歌，缅怀一下过去的岁月。大学时期，他们那首WANT YOU BACK，正在各
大电台热播，我一个新疆的同学把这首歌直译为“网球拍”，那时她们选修的便是网球
课，一个个不亦乐乎的把这个歌当作她们的队歌.
在找歌的过程中，才看到乐队演绎的这首HOW DEEP IS YOUR LOVE，这首歌我一直爱听
的是BEE GEES的版本，并不知道TAKE THAT也翻唱过，不过只有四个人，该是最近几年
翻唱的吧，我没查历史。这个歌与SM的要素关联，倒是出于意料的一个亮点。哈哈，看
完之后我更想说，英国人真闷骚。
