还有家里人同不同意?经济上面,肯定是short sale合算,只亏了4万首付加4-6%的
agent fee,closing cost和多年的mortgage interest。
short sale后,完全可以便宜20万买一个一样的房子,扣除前面那个房子费用,省了差
不多10万,如果等到后年买,说不定省的更多。
但是银行不一定同意卖。
有一个解决办法,就是现在先低价买一个房子,然后把前面那个房子停付贷款,short
sale,如果银行不同意,就威胁foreclosure,银行肯定就同意了。 |

hard time to rent a place with bad credit and you might have to double your
deposit or pay several months' rent in advance.
if you plan to change your job then do it before short sale/ foreclosure, as
more and more employees use credit check as part of hiring process. |

个人认为foreclosure is not an option.
我对foreclosure和short sale有深入研究
1)对信用度的损失是一样的,因为你有default。如果你没有default,并且short
sale成功的话,那信用度是区别的。但是如果你不default,银行一般是不会同意short
sale的。
2)最重要的一点是银行可以到法院告你,如果是foreclosue的话,你会得到
deficiency judgment,这个东西的时效很长,可达20年,如果你将来有钱的话,你是
要还钱的。short sale一般是没有的。如果你是蓝领,银行可能不会pursue这个,但如
果它认为你将来会有钱的话,它或许会。建议你google deficiency judgement. |

owner has to report the number on 1099 c as income the year the 1099 c is

In this case, the owner does not have to pay the $200k lost on mortgage but

My understanding is that it all depends on the loan contract. If you haven't
refinanced the loan, vast majority of the primary loan does not have such
strong binding. You can walk away from the primary one. But you might not be
able to walk away from the 2nd loan. This is just like a business contract.
You can walk away from a contract to cut loss, with some penalty.
