housing market in the bay area will go through a prolonged slow decline
period.
Even for the best location, the housing price is not going to soar any
time soon barring the possibility of significant inflation.
That makes the high pricing of owning a shabby house meaningless. Note
that many people are willing to keep on pushing the house prices higher
because they believe more fools who come later can lift the house market |

Actually, it is one bedroom,one bathroom, and kitchen-living room.
The three rooms are separate, but I do not call it a bed-room apt because
the outlook is so shabby even the inside is good. It was actually a Garage
before.

mom told me she does not like it: the kids there are very aggressive (they
fight with each other), and teachers are unfriendly and strict to kids.
Teachers seem not have US credentials.

很SHABBY的，所以一直很便宜，劳模不少。平均要比另外一片全是RANCH style的，也
在WARWICK的要便宜5-8万。
45万也不算太便宜了。 我主要CONCERN 区不太好。 |

子混在一起。感觉当年建的时候就没有很好规划的样子，可能当年就是给比较穷的人建
的区。所以，把整个小区的房价都给带下来了。一般来说，买差区中最好的房子最不值。
看房的时候，如果是其他的WARWICK区， 也都是RANCH的老房子的，一般是老美邻居和
老中老印客人为主。这个区我带客人看房子的时候，碰到好几次都是劳模的人在看。一
般不推荐这个区。

affordability. In the first half of the last 10 years,
fresh graduate income didn't go up, the house price in bay area
went through the roof. Why because people are taking mortgages
40%, 60% of their income instead of the traditional 28%, and
paying 4x, 8x of their annual income for shabby houses instead
of 2.5x.

earthquake, flood, fire, neighbor relations, zoning/districting,

At least, you don't have to be tense whenever the obvious
is stated -- the house may fall & the house price may fall.

what you said is not true, LA is poorer with shabby freeways designed to
create traffic jams and accidents. FastTrek lanes are deliberately set to
collect innocent citizens and visitors' money. SF area freeways are better
at every respect.
LA ppl also drives poor camrys and priuses, （and those 20 yrs old MBs whose
windows are not electric, if you look at downtown). Rude at lane swtiching.

到湾区了。虽然我们是从纽约搬过来的，但还是深深的被加州的租房市场shock掉了。
在不断调整心
理价位和考虑到实际收入因素以后（目前只有LD工作，我9月底博士答辩，之后是准备
在湾区找工作的，不过找不找得到就另说了。。。。。。）我们把预算定在了2500左右
。主要是希望交通方便一点（段时间内可能没有车），安全一点，然后周围中国人社区
稍微成熟一点可以方便给宝宝找playdate。目前有这样几个（因为之前一直住
apartment，而且离的这么远也没法看房，所以准备租的都是apartment）。想请教一下
大家哪个比较靠谱呢？
1） 在Daly City附近，靠近SFSU那边的一些公寓。优点是还比较近，交通方便，靠
近大学中国人会多一些（我觉得？），缺点是看yelp上评价好像很shabby。有mice绝对
是deal breaker(在曼哈顿住的老房子也有mice，花了九牛二虎之力才解决问题，快搞
出神经衰弱了，实在不想再经历一遍)
