morning Monte Sereno homicide as Raveesh "Ravi" Kumar Kumra, 66.
The agency has also released the sketch of one of the suspects involved in

，边远山区的地方，也有传统好区的地方。比如Los Gatos有一片apartment区，那是算
不上高档的。Monte Sereno没有这个问题，全住宅。
Saratoga 85的东边跟西边不能放在一起比较。Palo Alto跟LG的问题一样，apartment
区，铁道区， El Camino两旁要分开。 |

我只是指出一些弯曲特有现象背后的原因，不是说买房或者不买房更好，因每个人的经
济、工作、投资态度情况都不一样。我说的情况也只是针对老房子占绝对主要的传统好
区，现在新建立的小区算法完全不同。我以前有个同学从小到大都在Palo Alto度过，
跟我说Palo Alto每年上市的房子与整个housing inventory相比小得多，西边山脚几乎
都是这样的情况，普通来说每年应该有5% turnover, 但弯曲老区特别少。
我们这个年纪，靠近退休20年多一点，最怕的就是多年累积的财富一下子因为恶性通胀
化为乌有，房产只是资产保持购买力（保值，不是赚钱，因为钱很快就不是钱）的手段
之一。当货币越来越失去储值意义的时候，投资的重点是保持购买力，而不是投资回报

【侨报记者张苗4月14日南湾综合报道】房地产公司Redfin发布的一份最新报告显示，
在房源不断减少以及房价不断飙升的现状下，圣荷西成为全美最具竞争力的住宅房地产
市场。
据《圣荷西信使报》报道，Redfin的这份报告是对今年3月份的房地产数据进行分析得
出。报告分析称，今年3月圣荷西69.6％的售出住房成交价超出上市价，这一比例位居
全美第一。按照同样的标准，全国第二大最具竞争力的住宅房地产市场是旧金山，该市
3月份有66.7％的售出住房成交价超出上市价。名列榜单第三的是奥克兰，3月份有65.9
％的售出住房成交价超出上市价。
加州房地产中介公司Sereno Group创始人、首席执行官特拉帕尼（Chris Trapani）表
示，造成这种现状的原因在于供求关系。他说：“住房房源紧张导致买家之间的竞争愈

，110的西面是highland park。主要的一条街叫Via Marisol。那地方的环境的确不错
，不过据说地产价格起不来的主要原因是因为地基问题。加上那里离劳模区Lincoln
Heights，El Sereno太近，治安一般。 |

看到一篇指责我们湾区华人的文章，觉得有不少概念错误的地方要指出。
首先，美籍华人的祖国是美国，我们的养老退休、财产房子、子女家人全部都在美国，
小我的利益跟美国这个大我挂钩，跟中国关系不大。在可以的基础上，我们希望中国好
，中国领土统一，但是不会花费个人的精力时间去争取中国的利益，因为我们不是中国

二来，美籍华人更加关心的是本地的社区建设，选什么议员，他/她对中国的态度不是

身利益的贡献。Pelosi反中国政府与否跟我们的切身利益没什么影响，三藩市湾区很多
反共的华人，说不定Pelosi正好代表了他们的心声。如果说湾区华裔亚裔不团结争取切

Mixed: Palo Alto, Los Gatos
Suburban to Rural: Los Altos, Saratoga
Very rural: Los Altos Hills, Monte Sereno, You can also add the hills
neighrohoods of Saratoga (Mt Eden/Pierce/Rt 9)
and Los Gatos (Shannon/Kennedy hills etc.)
Doesn't make sense to compare LAH to city of Los Gatos, very different

就看到过一个
deal, Saratoga靠近downtown的地方，一亩地，3000多尺（当然旧了点，但是装修不会

为基本因素号）。1。65。Monte Sereno才卖了个short sale, 也超过一亩地，靠近
4000尺，
1。5M左右，就是深山老林了点，但是车程不会比阿马屯更远。

弯曲有几个因素比较独特。一是加州prop 13每年最多上涨2%的property tax，买了就
不怕房价上涨要交高税。二是property tax base可以传给子女，不必重估，所以老人
就算迁出只要子女仍在则房子不会上市，减少供应。三是老人年过55身残或收入少可以
申请完全延迟至死后才交房产税，进一步减少供应。这是人为造成供应短缺，除非
prop13，prop 60,90被推翻，都不会改变。房价上涨越厉害业主越不卖，因为很多老人
的税基只有几万到十几万，每年交税一千多，如出租一个月的租金都不必就赚回来了。
四是弯曲特别强烈的NIMBY态度，尤其是好区，每户最小亩数约在四分一亩左右不能继
续分割，间接减少房屋数目。 |

1 朋友熟人： 比较好办，利用垃圾时间打电话问候一番，先问对方是否知道SCA5, 如
果不知道就先解释该法案。如果对方说该法案不是停了吗， 一定强调民主党支持者会
卷土重来的， 再直接宣传候选人。
A 如果对方反应强烈。 就鼓励他/她多向朋友做宣传， 尤其提醒对方要向16区朋友宣
传。如果你已捐款，就说给谁多少，为什么。说自己捐款的例子有助于说服对方。如果
关系近，请对方稍捐点，如果关系不非常近，就劝少捐点，5美金都行。这样对方没压
力。
B如果对方反应冷淡：就别多说， 免得人烦。
2 同事： 上班的话， 这是你见面最多的人群，也是你最大的资源。但是，也得小心
， 不要太公开说，最好私下。最好别和老板说。同样，先试探一下对方态度，热烈的
多说，冷淡的少说。就算支持的，也不宜天天说， 毕竟这是上班地方。
3 对亚裔 陌生人： 最佳去处是亚裔小孩集中的地方，比如学校， 牙医，游泳馆，中
文学校等。 就说加州参议员通过SCA5,允许种族歧视，直接影响亚裔大学录取， UCB/

发帖数: 115 | 50 这周末，许多SVCA志愿者，继续为 几位候选人(Barry, Peter)扫街，扩大知名度，争
取每一张选票。下面节选了几位志愿者的总结，写的非常有趣。有许多志愿者都是第一
次参与这样的活动，他们的一些观察与反思，很有启发。对今后的拜票活动会有非常正
面的帮助作用。
今年的选举将在美国华裔的历史上留下光彩夺目的一页：华裔政治的觉醒，行使神圣的
民主权利，争取自身的权益，成为美国政治光谱一道不容忽视的色调。SVCA欢迎更多志
同道合的朋友，与我们一起为大家美好的未来并肩奋斗。

参加了二次扫街，感觉非常有意思。想跟大家分享。
昨天见到一个白人，此人是早期欧洲移民，conservative, 他说年轻时也热衷于参与政
治，但现在已麻木了，觉得两党都差不多。他对目前的教育、政治有独特的见解（容以
后分享）。当我把Barry是独立thinker, 重视教育，曾在school board 做了8年等讲了
