在美国的房地产贷款理论和实践中，我们很多人都知道FORECLOSURE，即查封
，也就是由于贷款人不能按时支付贷款，银行最后把抵押物-房子收回，下面就介绍在
这一过程中的一个阶段-SHORT SALE，中文可以译为亏本出售。
一 SHORT SALE 的过程
1)贷款人违约
一般是贷款人连续两个月没有支付贷款，这时候银行就在法律上有了查封房子的依
据，这时银行会书面通知贷款人银行可能会启动查封程序，但是银行希望与贷款人合作
，并帮助贷款人尽量能继续支付贷款。
2)正常出售
这时，贷款人一般会委托房地产经纪人出售房子，如果能顺利售出，那么房子就没有被
查封。
3)SHORT SALE-亏本出售
如果销售价太低，不能顺利售出，要银行参与进来，并且银行要让步，不仅不能得到
所欠的贷款而且还要支付所有的过户费用，这种情况就是SHORT SALE。
比如：一栋房子的贷款余额是20万美元，如果我们把所有的过户费用是10%来计算，
那么，如果房子卖了22万美元，扣除过户费2万美元，剩下20万美元，银行没有亏钱，
这就是正常的销售。

Exemption Certification信息后，A 不必向 B收取State Sales Tax.
Re-Seller B 的再次销售,要根据客户类型，来确定是否需要收取州销售税。如果B卖给本
州终端消费者，则收取Sales Tax；
如果B的下个买家，C，也是re-seller，则可继续互留Sale Tax Exemption
Certification 信息，B不必收取C的State Sales Tax。

month in June, unexpectedly falling 1%, as homebuilders remained reluctant

家女儿在卖CANDY，我也抹不开面子买了一盒。本来是想让儿子锻炼的大方一点，可后
来发现，实际是让儿子去卖popcorn，更准确的说是让这小子去卖萌了。
有没有锻炼到什么能力倒没关系，儿子倒是挺喜欢的。所以今年这个周末又跑去
popcorn sale了，回来很自豪的跟我说，我自己一下午就卖了130多块钱的。我问了一
下帮工的老公，LD说，算下来，小家伙们一天下来卖了1000多刀，很不错的成绩。
唯一与去年不同的是，去年我们就是看到EMAIL说有POPCORN SALE，就跑过去了。而今
年老公是亲自参与了组织的。当然只是HOST开会而已，在我家。（LD并不是组织者，我

我发过几次distress gap的图哦，说明现在new home sales和existing home sales之间
的gap需要弥补，从历史上来说，他们两个的sale比例应该是一致的。 我来解释一下ra
tional吧：
根据NAR的数据，现在existing home sales日渐稳定，主要是因为REO (real estate o
wned ) sales在增加, 但除了REO之外，其他的existing home sales实际上在下降。
为什么出现这个distressing gap，是因为new home sales无法和REO sales竞争。除了
市场上的REO之外，银行手里还有大量的foreclose的住房。在这些REO会慢慢消耗完，n

Sale的房子很喜欢，立马就下单，虽然之前给客户把审批程序讲的很清楚，但是之后客

如果SS在MARKET上超过了一周，然后SELLER接收THE BEST OFFER，交银行审批的。交易
黄的可能性很大，不黄可能是房子CONDITION比较好，不用大修； 要么就是花比较长的
时间才能CLOSE.
所以，我给要买SHORT SALE的同学们的建议是SHORT SALE的“SHORT”不是快的意思，
但是，你抢SHORT SALE要快。看到SHORT SALE刚出来，你就赶快决定你的OFFER，尽快
的递上去。 OFFER如果，一周没决定，那你就可以FORGET ABOUT IT，继续找你下一个
SS房子。
