租车公司：Budget
所用保险: American Express Premium Car Rental Protection ($24.95)
事件：飞起的小石子砸了 windshield 一个小坑
还车前跟American Express 要了一个 claim #，交给了店小二。Budget 向 AmEx 要钱：
1. 修玻璃的费用（$165)
2. administration charge ($25)
3. Loss of Use ($91，根据车在修车铺里呆的时间来算)
AmEx 的回复：

车保险分两种，liability和premium， 也就是所谓的半保和全保，liability只能用于
发生事故后赔付对方的损失（如果是你的过错的话），premium里面则包括了liability
,body injury,collision damage......多种保险，既可以赔付对方，也可以赔付自己
。如果自己有车的话而且买了保险的话，这个应该都知道。（有车没保险的，先去买了
保险再往下看吧。。。。。）明白了这个，下面的就不难理解了。
租车公司卖的保险有两种，一种是collision damage waiver（CDW），也就是说，出了
事故，无论谁的责任，你有无保险，你都不用负责你租的车的损伤，租车公司自己承担
责任。但是这个保险只能保租车公司的车的损伤，其他一概不管。

另问一下， 是rental repair deduction 和 rental improvement depreciation都可
以从rental income 中扣除而不管家庭MAGI么？
我们2012年的rental income以为出租的时间短晚，只有几千块。看版上讨论好像报
rental repair 比分27.5年报rental depreciation好，以为几十年后的钱就没现在的
钱valueable,另外报rental repair可以立即降低tax bracket(W2+rental income).
我们去年出租前做了full house painting， 修补了墙，也有不少钱，这些可以算作
repair吧，这样的话所说今年rental income 远没那么多，但可以roll over 到明年。
能不能给个建议，谢谢 |

按照move out checklist 认真地清扫了, 也检查过地毯没有明显污迹或者损坏. 过了
一个月, rental office给我们发了一个账单, 说地毯有明显损坏, 需要换地毯, 费用

想了想既然这样 还不如直接从rental公司买车 省去了中间dealer的钱
hertz的车确实价格比较有吸引力
就是看rental的车怎么样 其实也有人说rental不错的吧
不过大部分人都认为rental不好 但是问他们为什么觉得rental不好 他们会说abuse之
类的"道听途说"的理由, 不知道道听途说这个词是不是合适
every coin has two sides, 也有人认为组的车因为不熟悉 所以开车的人也不会太
abuse 听起来也有几分道理 who knows

rental的车都是12个月左右卖掉，现在经济不好，所以rental的车卖掉的时间改到18个
月左右。因为经济不好，所以新车卖的少，新车卖的少，dealer trade in就少，加上
rental的车淘汰周期长，所以现在二手车auction价格奇高。
总体来看，rental的车比公司lease的车质量要好些，比私人lease的车质量差些
价格合适就值得上 |

人sublease, 要么继续付钱直到有人肯接我lease. 现在发生一件很狗血的事情。
上周找了一对黑人夫妇，人很nice，有正当工作并且肯接我lease. 事情是他们之前来
我的apartment看过，但是没看上(rental office并没有跟他们说我要sublease！)，然
后他们看到我在craigslist上打的广告，然后过来找我，愿意接我的lease。然后我们
就去rental office做application, 当时我就感觉rental office里面的mgr 不太高兴
，隐约感到有危险。果然今天rental office那边打电话过来，说他们credit score不
够，application不能通过。并且有点不高兴的说不要找他们的客户（只是之前来看过
）。我说我不知道啊，他们自己通过craigslist找到我的，我又不知道他们之前来看过
。总之感觉就是被黑了。
因为如果我找不到sublease，就得继续付房租，rental office那边来了人肯定往空房

图二是不是就是rental。是不是rental的车第一次注册的时候一定要说 TITLED OR

不晓得你的rental有多少。换位思考，为了这些rental的钱，损失一个dream house if
it is，是不是值得？另外你rental损失的钱直接算在你的offer price里面就好了。
。总之是看一个full package deal。如果喜欢房子，价格也好，算上损失的rental也
不过分，为啥不现在offer呢？
另外，也不是保证你错过这个，下个就能在一切恰好的时间买到一个房子呀

我刚才dig了一下：
Coverage (for you and your passengers)

它家不包括liability。而同样的coverage，VISA跟MASTER根本就不收钱。

，totally remodel 2 baths and kitchen, 墙重新paint，门也换了，地毯换地板等等。
今年报税的时候得知如果家庭收入AGI(before rental income)大于15万，不能 deduct
rental repairs and improvements against rental income and W2 income。在弯曲
我觉着家庭收入大于15万的地主很多，大家都从来不deduct any rental repair and
improvement么？
好像版上都说house repair/improvement 可以抵rental income, 这样出租房并不会增
加税务负担，那位能解释一下。

我发现贷款利息和房产税既可以放到rental expense里面申报，也可以作为itemized
deduction申报。
因为这两项费用比较大，如果放到rental expense里面报，基本上可以抵消rental
income (net income为零)，房屋折旧费用抵扣没用上。
但是如果在rental expense中不申报这两项，房屋折旧费也能基本抵消rental income
，再在itemized deduction中申报可以多拿到好多退税。
请问第二中做法合理吗？有什么风险吗？
第一年牵扯房产税这块，好多不明白，希望明白人帮忙解释一下，谢谢啦 |

今年报税的时候得知如果家庭收入AGI(before rental income)大于15万，不能 deduct
rental repairs and improvements against rental income and W2 income。在弯曲
我觉着家庭收入大于15万的地主很多，大家都从来不deduct any rental repair and
improvement么？
好像版上都说house repair/improvement 可以抵rental income, 这样出租房并不会增
加税务负担，那位能解释一下。

I need to rent a car for 4 days, picking up and dropping off at around
the same time of the day. So it could be 4 days +/- 1 hour.
I checked a few car rental companies, and they all have a much higher
rate for renting for less than 4 days 1 hour vs longer than 4 days 1
hour.
If I reserve my car for 4 days 1 hour, but my flight is delayed, or I

rental的问题无非就是租车的人不爱惜，把车什么地方搞坏了
你如果真能找出啥地方确实坏了，当然要狠狠的还价
如果没有，人家Rental不rental与你何干？

关于powertrain倒是有一点点，但是也是很模糊。

前对rental car的印象一直是多年以前那个连载的在美国如何买车贴，觉得rental car
卖的时候会折价很多，很多人甚至不愿意碰。
在查VIN的时候我发现rental car和leased car是放在一起的，也没有单独分开，所以
想问有什么办法区分么？是只有autocheck这样还是所有report都是一样的？
