起码看起来， Bernanke 是要两害相取权其轻， 宁可通货膨胀， 也要经济走出萧条。
在INFLATION 的环境下， 首先受伤害的将是 BOND， 特别是长期的BOND 的价格， 过去的一个DECADE 是BOND 的牛市， 在未来的几年， 恐怕很难再指望BOND 每年将近10%的收益了。
如果比较 STOCKS 和 BONDS 这两个ASSET CLASS， 过去大量的历史资料表明，短期内，都很难说是很好的 INFLATION HEDGE。(参考资料： STOCKS FOR THE LONG RUN)不过， 因为拥有STCOK 也是拥有对上司公司拥有的一部分HARD ASSET的CLAIM， 长期看， STOCK是比BOND 更好的 INFLATION HEDGE。至于在INFLATION 的环境下， 究竟购买什么样的STOCK 最 MAKE SENSE， 我希望以后发贴详细探讨。

租金确实比房价回暖太多了，Rental property貌似国内国外都是个麻烦事，如果交给
management公司管，nobody will take good care of your money as you do，但是自
己管又太费事了。潜在风险比较大，运气很重要，不好好管理，房子的折旧要占租金很
大一部分。而且对于已经lose home的这部分人，I don't think they will care to
screw up a few more landlords.

一年税1000多，租金大概可以800-850左右。感觉这个回报还不错。现在agent告诉我们
说银行已经基本快批了，但是我们纠结的是这个condo的HOA有litigation和rental cap。
litigation是关于plumbing construction defect的。可能有一些住户的下水管道怎么
着老出问题，然后HOA就投诉builder了，这个暂时还没有什么详细信息。不知道最后下
来要出多少钱，如果出的不多的话感觉还不错。要是一下子出房价的10%什么的感觉有
点多了。
然后就是rental cap。具体这个cap怎么操作的我还不是很清楚，不过我知道有waiting
list，不过据说这个waiting list move的还算rapidly。就是不知道waiting list有
多长，move有多快。而且我不明白的是这个必须找到租客才能申请到waiting list上去

apartment的时候，也是几乎找不到这个人的她几乎从来不在office。打电话也经常找
不到，但偶尔还是会接。
１０月６号搬出来，lease是１０月底。搬出来之前都没有办法找到rental office
lady来看房子，１０月９号和电力公司取消我的电费帐号。１０ 月中曾打通过电话，
rental office lady 说一切都很好，我在一个月内可以收到全额＄３００的deposit
。但我自从上个星期不停的给他们打电话，都没有人接，而且后来明显是被挂掉的。我
也留言了。请问我是等到１１ 月底（lease完一个月），还是现在就应该做写啥？做些
啥呢，没有email，打电话也不接。我们１０月６号离开的时候给他office留条了，留
了我的新地址让他寄deposit。 |

美的要求是rental property至少要有30%的equity，也就是说mortgage不能超过70%。
我现在那套房子的mortgage正好是70%多几千块钱。于是我提出说要不我先把它pay
down到70%以下，但是underwriter说不可以这样。因为我是通过broker和underwriter
联系，所以也没法问清楚。请问有没有法律条文规定我不能做这样的pay down？我能不
能径自pay了，然后把statement拿给他看说我现在已经不到70%了？
望广大经验人士多多指教。

但是发现20年旧的老房子住着不舒心，电费还奇贵
今年在附近又买了一个new construction，申请的也是primary home
刚搬进去近1个月。
算起来在第一套房子那里也刚住了1年。
现在第一套房子出租出去了，insurance改成rental insurance
也通知邮局把寄到第一套房子的信转寄到新房子。
这两天连着收到第一套房子贷款公司的mail。
第一封信说他们从USPS得知我改地址了，要我确认新地址，好以后跟我联系
第二封信说他们注意到我的home insurance取消了，要求我提供新的insurance，否则
他们会给我强加一个insurance。
我的问题是，第一套房子的贷款公司是不是有让我refinance这个property成rental
property的意思？
去年办的贷款利率比现在低不少，贷款公司是不是也有motivate去让我refinance阿？
有何对策？谢谢！ |
