can only get welfare only enough to survive after spending at least 8 hours
working for government, or raising kids. The disabled welfare needs to be
reassessed annually and social worker mandated to visit disabled family
randomly for verification. Then us won't really need illegal immigrants any
more, socialism is about everyone working and get fairly paid, not about
getting paid without working.

Homestead deduction: 45,000
Mortgage deduction: 3,000
一共48,000是免税的.其中Homestead deduction只用买房时claim一次,以后每年都自动
减去.
Mortgage deduction每次refinance完了以后都要重新claim一次.这个Mortgage
deduction很多人容易漏掉.Refinance后好象一个月内不claim就没了. |

Tax appraisal is also unreliable. It depends on when the reassessment was
done last time.
Ask for comps and go see a dozen or two of houses. Then you know where the

value, not market value. Sometimes the town will do reassessment and adjust
the assessment value then. To you, all you need to care is the tax amount,
assessment amount is not very important.

built property (condo, SFH, etc) is dertermined by the sales price * a tax
ratio.
The old property is taxed based on old, old price, which is used as tax
asessment base. The town may not reassess the amount for years, so the tax
is very low comparing to the recent built property. |

从zillow看到的，她马上说不要信zillow的，zillow的统计不严谨，她仔细研究过
assessor office最近几年的买卖数据，这几年我们的town的房价整体是略微上升的。
不仅我们，boston北边有几个town也都在上升。我觉得她的话还是靠谱的。 |

assessment price is different from sales price, but they are correlated (to
a certain extent). There is typically a 1-year delay in assessment than the
sales, however, it is up to the town to decide the tax rate, and your new
assessment value for the next year. If this price is too high, you have a
window to file an abatement. The town assessor will come to your place and
reassess the property. They do not have to change the assessment if they
think your arguments are not evident. |

the purchase; your property value will likely go up. From what I learned
from our town assessor, the assessed value is roughly 1 yr behind the "
market value", which includes the purchase price. |

course, the assessor may reject your request, based on his/her estimate of
the property's market value. |

it is called assessment, not appraisal. yes, they are related (with 1 yr
delay in theory). you can file an abatement and argue with the assessor. it
is unlikely to drop the assessed value to the exact sold price, but if it
was significant drop, your assessed value may drop a little.
mine was 15% higher than the purchased price, after the reassessment, it
dropped to 7%. |
